What the estimate is worked out from
Construction is priced per square foot of built-up area. That rate covers material and labour together, and it moves with two things: where you are building and how you are finishing it.
The finish grades
- Simple ×1.00
- Local cement and steel, ceramic floors, readymade doors. Right for a rental or a farm house.
- Standard ×1.20
- Branded cement and TMT steel, vitrified floors, a hardwood main door. What most families building for themselves choose.
- Premium ×1.50
- Premium grade steel, marble or granite floors, branded fittings throughout.
- Luxury ×1.80
- Imported finishes, joinery made to measure, full home automation.
Why upper floors cost less
The foundation and the plinth are paid for once. A first floor on top of them is about 5% cheaper per square foot than the ground floor was — until you are high enough that lifting material and water starts costing again.
